Buying your first home in Nova Scotia: the steps
By Rahul Bedi
From pre-approval to closing day — a simple roadmap for first-time buyers in Nova Scotia.
Buying your first home is a big step, and it goes smoother when you know the order of things. Here is a simple roadmap for first-time buyers in Nova Scotia.
1. Get pre-approved
A pre-approval tells you what you can realistically afford and holds a rate for a period of time. You will share income documents, a credit check and details of your down payment.
2. Plan your down payment and closing costs
In Canada the minimum down payment depends on the price of the home, and below 20% down your mortgage will need default insurance. Budget for closing costs too — in Nova Scotia that can include the deed transfer tax set by your municipality, legal fees and a home inspection.
3. Shop, offer and finalize
Work with a realtor to find a home, make an offer with sensible conditions (financing and inspection), and then your broker finalizes the mortgage with the lender. Your lawyer handles the closing and the keys are yours. Ask about first-time buyer programs such as the FHSA and the RRSP Home Buyers' Plan.
