About Tom
Tom loves working with first-time buyers, newcomers to Canada, self-employed clients, and people rebuilding their credit. He spent three years as a realtor before becoming a mortgage broker in 2026, and he holds a master's degree in accounting. Together, those give him a strong grasp of both the housing market and the numbers behind a mortgage. Buying a home is a major financial decision, and Tom loves giving the advice and support that make the process as smooth as possible. He walks clients through each step and explains everything as simply as he can. He works with clients across Nova Scotia and virtually. Outside work, Tom is a musician who plays keyboard, guitar, bass and drums. He's also a foodie, and the spicier the better. He speaks English, Mandarin, Indonesian and Malay.

Does it cost anything to work with a Team Active Mortgage broker?
For standard residential mortgages, brokers are typically paid by the lender when the mortgage funds, so there is usually no fee to you. Some files, such as private or certain alternative lending, can involve fees. Any fee is disclosed to you in writing before you commit.
What documents will I need?
Usually government-issued photo ID, proof of income (recent pay stubs and an employment letter, or two years of tax returns and Notices of Assessment if self-employed), proof of your down payment, and details of debts and assets. Your broker will confirm the exact list for your situation.
How does switching lenders at renewal work?
When your term ends you can move your remaining balance to a new lender instead of signing your current lender's renewal offer. You re-qualify with the new lender, and the switch is arranged to take effect at maturity. Start the conversation a few months before your renewal date.
