FAQ
Frequently asked questions
What does a mortgage broker do?
A broker compares mortgage options from multiple lenders, helps you prepare your application, and guides you from pre-approval to closing.
Is there a cost to work with Team Active Mortgage?
For most residential mortgages the lender pays the broker. If a fee applies to your situation, your broker will disclose it in writing before you proceed.
Do you only work in Nova Scotia?
No. Our head office is in Bedford, NS, and our brokers work with clients across Canada, subject to each broker's provincial licensing.
How do I choose a broker?
Browse our brokers by name or language, or submit a pre-application and we'll match you with a broker who fits your needs.
What documents will I need?
Usually photo ID, proof of income, proof of down payment and details of your debts. Your broker will give you a checklist tailored to your file.
Will you check my credit?
A credit check is needed for a pre-approval or application. Your broker will ask for permission first; submitting a form on this site does not trigger one.
How long does a pre-approval take?
It depends on the lender and how quickly documents are provided. Your broker will give you an expected timeline.
Can you help if my bank declined me?
Often, yes. Different lenders have different guidelines, and alternative or private options exist for some situations.
Should I renew with my current lender?
Maybe — but compare first. A broker can show you what other lenders would offer before you sign your renewal.
Can I meet in a language other than English?
Many of our brokers speak additional languages. Visit our brokers-by-language page to find one.
Ready to talk it through?
Book a no-obligation call or start a short pre-application.
