What credit score do you need for a mortgage in Canada?
Your credit score is one of the first things a lender checks. It isn't the only factor, but it shapes which lenders will consider you and what you'll pay. Here's how lenders use your credit and what you can do to strengthen it.
Score ranges and lenders
Canadian credit scores generally range from 300 to 900. Mainstream lenders and mortgage insurers each set their own minimums, and those can change. Current typical minimums: [PLACEHOLDER: current minimum scores for insured and conventional mortgages]. Below those levels, alternative lenders may still help, usually at a higher cost.
Beyond the number
Lenders also look at your history: how long you've had credit, how many active accounts you have, whether payments are on time, and how much of your available credit you're using. A thin file with only one card can be as challenging as a lower score.
Ways to improve your score
Pay every bill on time, including phone and utilities that may be reported. Keep card balances well below their limits. Avoid applying for lots of new credit just before a mortgage application. Keep older accounts open if they're in good standing, since they add to the length of your history.
Check both credit bureau reports and dispute anything incorrect. Small errors — an account that isn't yours, or a paid collection still showing as open — can drag your score down.
Will shopping for a mortgage hurt my score?
A credit check for a mortgage application is a hard inquiry. Working with a broker can help, because one application can be presented to several lenders. Our team can review your credit with you and explain which lenders fit your profile.
A checklist before you apply
Request both credit reports and read every account. Pay down card balances where you can. Hold off on new car loans, store cards or other credit until your mortgage closes. Set up automatic payments so nothing slips during a busy move.
If something on your report needs explaining — a past illness, a job loss, a billing dispute — mention it to your broker early. Context won't erase a late payment, but it can help an underwriter understand the full picture and may open up more lender options.

Common questions
Can I get a mortgage with no credit history?
Possibly. Some lenders consider alternative evidence like rent and utility payment history, especially for newcomers. A broker can identify those lenders.
How fast can my score improve?
It depends on what's holding it back. Lowering card balances can help within a billing cycle or two; rebuilding after missed payments takes longer.
Do all lenders use the same score?
No. Lenders may pull from different bureaus and weigh factors differently.
