How mortgage brokers get paid

Understanding compensation helps you ask better questions about a mortgage recommendation. There is no single payment arrangement that applies to every broker or every transaction. Ask our brokers to explain the compensation and any borrower costs for the option being discussed.

Lender-paid compensation

In many residential mortgage transactions, the lender pays the brokerage compensation when the mortgage funds. The brokerage and individual broker then follow their own compensation arrangement. That payment is not the same as a borrower receiving an invoice, and it should not be treated as a universal promise that all mortgage services are free.

Compensation arrangements differ by lender and product. Ask how the proposed transaction is paid and whether the arrangement affects the options presented. You should be able to understand the recommendation in terms of suitability, costs and restrictions, not simply because a particular lender is available.

When a borrower fee may apply

Some financing arrangements may include a borrower-paid brokerage fee, particularly where the work and lender arrangements differ from a standard residential transaction. A lender fee, appraisal charge or legal bill is separate from brokerage compensation. Ask for each charge to be identified rather than grouped into an unexplained total.

Before proceeding, request the applicable disclosure and fee agreement in writing. Confirm when a fee becomes payable, what service it covers, whether it is deducted from the advance and what happens if the transaction does not fund. Do not assume that a verbal estimate is the final closing statement.

Look at the full cost

Compare the mortgage rate, term, payment schedule, penalties and all disclosed charges together. A product with a lower payment may cost more over time if the amortization is longer. A seemingly small fee may also matter when you expect to hold the mortgage for only a short period.

Ask your broker to separate an estimate from a confirmed amount. Your lawyer can explain closing disbursements and the funds you must provide. If a cost changes, pause and ask why before signing. A clear comparison should use the same borrowing amount and time horizon for each option.

Questions worth bringing to a conversation

Ask who pays the brokerage, whether incentives or referral arrangements apply, what borrower charges are expected and which alternatives were considered. You can also ask whether another mortgage structure would better suit your plans. Compensation is one part of transparency, alongside accurate information about the product itself.

Our team can discuss these questions before you decide how to proceed. An introductory conversation is a chance to understand your options, not an approval or a commitment to borrow. Where an agreement creates an obligation, read it carefully and seek independent advice if you are unsure.

How our brokers can help

Our brokers can review your mortgage questions, explain lender requirements and compare the options that fit your plans. Where legal, tax or investment advice is needed, we will help you identify the questions to bring to the appropriate professional before you commit.

Common questions

Is the lender’s commission added as a separate bill?

Not necessarily. The arrangement depends on the transaction. Ask whether any brokerage charge is payable by you and how it appears in the disclosure.

Are legal and appraisal fees broker fees?

No. They are different services or lender requirements. Ask for an itemized estimate showing who receives each payment.

Can I ask about a recommendation’s compensation?

Yes. Ask about compensation and potential conflicts, as well as the reasons the mortgage fits your circumstances. Request the applicable written disclosures.
