Planning mortgage prepayments and investing
When your budget has a surplus, you may be deciding between paying down the mortgage, investing or doing some of each. This guide helps organize that decision. It does not promise an investment return or tell you that one approach is right for every household.
Make sure the surplus is genuinely available
Start after required bills, debt payments and a reasonable emergency reserve. Include expenses that arrive only occasionally so a planned extra payment does not leave you short later. If income is irregular, consider keeping more flexibility instead of locking yourself into a transfer you cannot comfortably maintain.
Write down the purpose of the money. Reducing mortgage debt, saving for retirement and keeping funds for a move are different goals. The right comparison depends on when you will need access to the cash, not just on which projected total looks larger.
Read your mortgage’s prepayment rules
Your mortgage agreement sets the permitted extra payments and any timing restrictions. A lump-sum payment and an increase to regular payments may use different privileges. Ask the lender how unused privileges work and whether exceeding a limit creates a charge; do not rely on another borrower’s agreement.
Confirm how an extra payment is applied and how it affects the remaining amortization. Paying principal reduces the balance, but accessing that equity later may require a new borrowing approval. An extra mortgage payment is not the same as keeping money in an accessible savings account.
Use investment assumptions cautiously
Investment outcomes can vary, and losses are possible. Fees, taxes and the type of account can affect what you keep. A smooth annual return entered into a calculator is a comparison assumption, not the path an investment will necessarily follow. Review different outcomes rather than trusting one projection.
Our monthly-surplus comparison and lump-sum calculator answer different questions. Choose the tool matching the money you actually have, then check its assumptions. An adviser can explain investment suitability and account rules; your broker can explain mortgage privileges and borrowing costs.
Set up a plan you can revisit
If you choose mortgage prepayments, verify the permitted amount before arranging them. If you choose investing, confirm the account and transfer instructions with the provider. Keep records of both decisions, including the assumptions you used. You can divide the surplus without treating the split as permanent.
Keep a simple record of your chosen approach, transfers and available prepayment room. That makes it easier to spot a mismatch between your original plan and what is actually happening. Review the plan at renewal or when your circumstances change. Borrowing against your home to invest is a separate leveraged strategy with additional risk and tax questions. It should not be treated as a routine extension of this guide. Speak with appropriately qualified professionals before putting home equity at risk.

Common questions
Which calculator should I use for a monthly surplus?
Use the monthly investment-versus-mortgage comparison. The older lump-sum tool models money available at the start, so its assumptions and results are different.
Is the entered return guaranteed?
No. It is an example assumption. Actual returns, fees and taxes can differ, and investments can lose value.
Can I get prepaid mortgage money back easily?
Not necessarily. Accessing equity may require a refinance or another approved credit facility. Keep an accessible reserve appropriate to your needs.
