Common questions
How much down payment do I need?
In Canada the minimum depends on the purchase price. Use our calculator for an estimate, and a broker will confirm what applies to you.
Does a pre-approval guarantee my mortgage?
No. A pre-approval sets a budget and can hold a rate for a period, but final approval depends on the property and your documents at the time of purchase.
Does using a broker cost me anything?
For most residential mortgages the lender pays the broker. If a fee ever applies to your file, your broker will tell you in writing before you proceed.
