Home financing for DND employees and military families

A posting, relocation or new defence-related role can bring several decisions together at once. Buying a home is one of them. Our brokers can help review mortgage options while you confirm employment details, relocation arrangements and the legal steps for your move.

Clarify employment and the move

Tell your broker whether you are a Canadian Armed Forces member, a civilian Department of National Defence employee or in another employment arrangement. These are not interchangeable categories for benefits or lender documentation. Explain the work location, income arrangement and intended property occupancy accurately.

A transfer or posting may change the timing of a purchase and sale. Share expected dates early, including uncertainty. A lender may need employment confirmation or other records before relying on income after the move. Do not assume that a posting message alone completes the financing review.

Separate benefits from mortgage qualification

Relocation benefits depend on the applicable directive, employment category and individual circumstances. Confirm eligibility with the responsible administrator. A benefit that may reimburse a cost is not automatically money available for a down payment, and it does not guarantee mortgage approval.

Check any conditions, approvals and timing before making a commitment based on expected reimbursement. Your broker can discuss financing costs, but cannot decide a benefit entitlement. Keep the benefit administrator and lawyer involved where questions fall outside the mortgage application.

Review the mortgage you already have

If you own a home, look at the current term, payout cost and portability conditions. Porting does not necessarily remove the need for a new lender assessment. Selling in one place and purchasing in another can involve different values, borrowing amounts and legal arrangements.

When closing dates overlap, ask whether bridge financing is available and what evidence is required. When they do not, discuss temporary housing and your cash position. Compare the full move, not just the next mortgage payment. Penalty estimates should be confirmed with the current lender.

Prepare for a new purchase

Use a realistic ownership budget that includes taxes, insurance and maintenance alongside the mortgage. A property in a new province can involve unfamiliar closing costs. Our regional and service pages can help identify questions, without implying that a defence role creates automatic lending privileges.

Keep copies of the information you rely on, including benefit instructions and lender conditions. If dates or employment arrangements change, update the relevant people so the plan is reviewed against the facts that now apply. The linked military and RCMP service page is a starting point for a team conversation. We do not claim government endorsement or promise a special rate. Share your plans and documents, then confirm mortgage and benefit conditions separately before removing a financing condition or committing to the move.

How our brokers can help

Our brokers can review your mortgage questions, explain lender requirements and compare the options that fit your plans. Where legal, tax or investment advice is needed, we will help you identify the questions to bring to the appropriate professional before you commit.

Common questions

Do CAF and civilian DND employees have the same benefits?

Do not assume they do. Confirm the directive or employment policy that applies to your role with the responsible administrator.

Does a relocation benefit guarantee mortgage approval?

No. The lender’s assessment is separate. Benefits also have conditions and timing that need checking before you rely on them.

Can I simply move my existing mortgage?

Portability depends on the mortgage agreement and lender approval. Ask about timing, the new property, borrowing amount and any penalty or additional costs.
