Discuss your mortgage in a language you know
A mortgage discussion is easier to follow when you can ask questions comfortably. Our language directory connects you with brokers using the languages listed in their published profiles. It does not assume that every team member speaks the same languages or that a translation changes a lender’s requirements.
Start with the language directory
Use the linked directory to see which languages are currently represented and which brokers list them. Those pages are based on the stored broker information, not on guessed abilities or a broad claim about the team. Confirm availability and your preferred language when arranging a conversation.
Language names and the roster can change. If you do not find your preferred language, contact the team to ask what communication options are available. We do not promise an interpreter, translation service or a broker with an unlisted language.
Ask for explanations in your own words
Bring questions about the payment, term, amortization and conditions. It can help to ask the broker to explain a term another way and then summarize what you understood. Clear communication is especially useful when comparing penalties, prepayment rules or the consequences of changing lenders.
Written mortgage and legal documents may be provided in a language different from the conversation. Ask the lender and lawyer what documentation is available and whether independent translation or interpretation is appropriate. Do not sign a document solely because someone informally summarized a part of it.
Prepare documents without changing them
Income, credit and down-payment requirements still apply. A lender may require acceptable translations or clarification for records from another country. Ask what is needed before paying for a translation. Keep original records and do not alter information to make it appear closer to a Canadian document.
Newcomers may have questions about overseas savings, employment history or a limited Canadian credit record. Those details should be reviewed individually rather than treated as a language issue. Our newcomer service page can help you identify the questions to discuss with a broker.
Keep consent and understanding central
Choose a communication method you are comfortable with and ask who will receive your information. A family member helping with language does not automatically have authority to make decisions or access private records. Tell the team if someone will participate and clarify their role.
Before the call, note unfamiliar terms and which documents you want to discuss. Allow time to ask follow-up questions, especially when spoken explanations and written conditions appear different. Your understanding matters more than rushing through a conversation. Our brokers can explain mortgage options while a qualified professional handles legal or tax questions. Speaking the same language is helpful, but it does not remove the need to read conditions and verify facts. Start with the directory and choose the broker whose listed information fits your needs.
How our brokers can help
Our brokers can review your mortgage questions, explain lender requirements and compare the options that fit your plans. Where legal, tax or investment advice is needed, we will help you identify the questions to bring to the appropriate professional before you commit.
Common questions
Do all your brokers speak every listed language?
No. Each language page identifies the brokers whose published profiles list that language. Confirm your preference with the broker you contact.
Will my mortgage documents be translated?
That is not promised here. Ask the lender and lawyer about document language and whether independent translation is needed.
Does language support change approval requirements?
No. The lender still assesses income, debts, credit, down-payment funds and the property. Clear communication helps you understand those requirements.
