Identify the condominium responsibilities precisely
A Calgary apartment or townhouse purchase may involve shared systems and expenses that are not evident from the unit itself. Ask your lawyer to review the condominium documents and clarify ownership, bylaws, fees, reserve information, insurance and any planned work. Establish who is responsible for the exterior, roof, windows and services relevant to that particular development.
For a detached house, those responsibilities can fall more directly on the owner. Compare inspection findings and anticipated upkeep with the condo's shared obligations rather than treating the fee as the only difference. A current payment estimate cannot tell you what future maintenance the building will require.
Evaluate the site without a city-wide risk label
For a Calgary property near a river, on a slope or with drainage questions, investigate the exact address through available mapping, seller records and qualified advice. Ask about past water entry and completed repairs. Location within a city does not establish that a specific home is exposed or unaffected.
Arrange insurance review using the building and site details. Ask what records or inspection findings the insurer needs and which conditions would apply. Lender approval does not replace insurance confirmation or a building inspection, and an appraisal is not a guarantee about future repair costs.
Explain income and occupancy accurately
If income varies with contracts, commissions or business activity, show the pattern through the documents requested for the application. Do not assume an industry association establishes qualifying income. Identify other debts and explain whether the home is for personal occupancy, rental or a mixed use.
For a proposed suite, verify the permitted arrangement and relevant records before including income in the plan. Ask the lender how that income is assessed. A separate entrance or advertised rent does not determine eligibility. Legal, municipal and insurance questions should be resolved with the appropriate sources.
Join the property review to a complete budget
Include taxes, insurance, utilities, maintenance, transport and closing expenses alongside mortgage payments. Check current travel options from the address and build the routine your household actually needs. Keep a reserve after the down payment rather than assuming a later refinance will cover repairs.
The brokers listed below qualify from published Alberta evidence. Province-level licensing supports the financing enquiry; it does not imply a Calgary office, past local transaction or promise of approval. Bring the purchase documents, inspection questions and income information so Team Active Mortgage can help clarify the application and its outstanding conditions.
