Establish the tenure before comparing payments
A Vancouver property search can include different ownership and tenure arrangements. Have your lawyer establish what interest is being purchased and whether the home is freehold, leasehold or subject to another arrangement. If a lease is involved, review the remaining term, payments, renewal provisions and restrictions using the actual documents.
Tell your broker about that structure at the outset. A lender may need particular documents and has its own criteria for the proposed security. Do not assume that two homes with similar interiors or purchase amounts can be financed in the same way. A general pre-approval does not certify the tenure of a future property.
Read the strata's obligations beyond the monthly fee
For a strata purchase, review bylaws, financial information, meeting records, insurance and available depreciation or maintenance information with the appropriate professionals. Ask what major work has been identified and how it is expected to be funded. Confirm any levies or unresolved issues relevant to the transaction.
Identify responsibility for balconies, windows, plumbing and other components rather than inferring it from appearance. Verify parking and storage rights and the rules relevant to your intended occupancy. Current use by a seller is not proof that every proposed use or alteration is allowed.
Put acquisition costs beside ongoing expenses
Ask your lawyer to confirm the transfer-related taxes, exemptions if applicable, adjustments and legal costs for your specific purchase. We are not quoting current thresholds or promising eligibility for a tax benefit. Separate those closing funds from the amount available for the down payment.
Build the ownership budget with mortgage payments, strata fees where relevant, taxes, insurance, utilities and costs outside shared coverage. Test current transport connections from the address and include the routine you actually expect to use. Do not depend on a city-wide price or resale assumption to justify the budget.
Resolve use and funding conditions before committing
Explain whether you intend to live in the home or rent it. Ask your lawyer and relevant authorities about applicable restrictions, and ask the lender how the intended occupancy affects the application. Projected rent is not guaranteed income or automatically acceptable qualifying income.
Team Active Mortgage's listings below use published British Columbia licence or province-wide service evidence. Bring the tenure documents, strata information and household budget for a financing review. Licensing is not an assertion of a Vancouver branch, local client history or a binding quote; property and application conditions still need confirmation.
