Ask what the townhouse label leaves out

A townhouse in Mississauga can involve freehold ownership, a condominium structure or another arrangement with shared responsibilities. The exterior appearance does not tell you which one applies. Have your lawyer explain the title, governing documents and any shared expenses before comparing its mortgage payment with that of a detached home.

Identify responsibility for the roof, windows, exterior, grounds, private roads and utilities. Ask what the current fees include and whether any planned work or assessments need review. A smaller visible fee is not automatically a smaller ownership cost if important repairs remain the individual owner's responsibility.

Document parking and practical access

Mississauga buyers may compare homes based on access to several destinations across the region. Check the actual route and current transport options from each address rather than using a general commute promise. If vehicles are essential, verify the legal parking spaces included in the purchase and any restrictions on additional or visitor parking.

For a condo, distinguish ownership of a parking space from a right to use it under the governing arrangement. Ask about storage and charging equipment if they matter to your household. Those details should be confirmed through the relevant documents, not assumed from a photograph or a current occupant's practice.

Build a budget that includes shared obligations

Put mortgage payments, property taxes, insurance, utilities and shared fees into the same comparison. Then identify repairs that sit outside the shared budget. Ask your broker how the property's fees are treated in the application and which documents are needed. Your own household budget also needs transportation, other debts and a reserve.

If a unit is occupied or you intend to rent part of the home, describe that accurately. Check legal use, agreements and insurance with the appropriate professionals. Do not assume projected rent will be accepted by a lender or that the same rules apply to every townhouse configuration.

Keep the purchase review connected

Use the offer timetable to coordinate property-document review, inspection where appropriate, financing and insurance. Send amendments or fee updates to your broker promptly so the application reflects the actual purchase. Confirm deposit access and the funds-to-close calculation separately.
