Compare the ownership structure before the address
A Toronto search can put an apartment condominium and a freehold house on the same shortlist, even though ownership creates quite different responsibilities. Start with the legal structure, not the interior finishes. For a condominium, ask your lawyer to review the status certificate and supporting documents, including shared expenses, reserve information, insurance and any building work under discussion. Confirm which parking or storage rights are included rather than relying on a listing photograph.
For a house, the repair plan is more directly yours. Inspect the building and investigate past additions or conversions through available records. A separate entrance does not establish a permitted rental unit. If rental income is part of the financing plan, verify the actual arrangement and ask the lender how it can be considered. Do not treat a room count as income evidence.
Give the deposit and closing different jobs
In a Toronto purchase, an offer deposit may need to be available well before mortgage funding. Have your real estate and legal advisers explain the proposed deadline and payment process. Separately identify the rest of the down payment, legal expenses, applicable transfer taxes and adjustments. Ask your lawyer to confirm the municipal and provincial charges for your transaction rather than applying a general Ontario estimate without review.
Keep records of account transfers and any gifts or registered-account withdrawals. If funds are still invested or arriving from another source, confirm access and processing time. A pre-approval does not make those funds instantly available or certify the particular property.
Compare the daily routine alongside financing
Test the candidate address against the trips your household actually makes within Toronto and beyond it. Check current transit connections and parking arrangements directly. Include the cost of that routine with utilities, insurance, shared fees or maintenance; convenient map distances do not establish an easy commute.
Bring the property documents and a complete budget to Team Active Mortgage. The brokers below are drawn from published Ontario coverage, not an invented Toronto office or local client history. We can discuss lender documentation and payment scenarios while your other professionals confirm the property's legal structure, condition and closing requirements.
